There are now two sides to our story. The RidgeGate community in Lone Tree features retail, office, health and wellness districts and walkable neighborhoods, and is now expanding to the east side of I-25.
RidgeGate™ is a walkable mixed-use master planned community in Lone Tree that spans 3,500 acres, or six square miles. The west side of RidgeGate is home to Sky Ridge Medical Center, the Charles Schwab Campus, SuperTarget, Cabela’s, the Lone Tree Recreation Center, Lone Tree Arts Center and Douglas County Libraries Lone Tree branch. In addition, there are several residential neighborhoods, restaurants, shops, hotels, and services.
Today, the west side is 95% built out and the east side of RidgeGate is in its early stages of development. Placemaking and thoughtful urban design nestled in preserved natural open space will continue to be a hallmark of the community.
East side plans include the 400-acre Lone Tree City Center®, a series of three distinct residential neighborhoods with integrated commercial uses, and an extensive park and open space network that protects a quarter of the total acreage. The two sides of the community are connected by a four-lane bridge, integrating all amenities and experiences.
RidgeGate is becoming a regional gateway; a community that is forward-thinking, connected, and vibrant for residents, entertainment, and business.



Residences for sale and rent
RidgeGate’s current neighborhoods on the west side of I-25 include a diverse blend of dwellings, from compact urban apartments and row homes, to eco-smart single family homes. Three diverse residential villages and two mixed-use districts will be created on the east side of I-25 in RidgeGate. They include Central Village, Southeast Village, and Southwest Village, which will be the first to be developed. All three are within walking distance to the Lincoln Avenue Commercial District and the mixed-use Couplet District which will include civic amenities, retail, and restaurants.

Lincoln Commons
You can take care of most of your daily shopping and dining needs without leaving the RidgeGate community. Currently there are around a dozen eateries feeding the community, with more to come. Restaurants include quick places to grab a bite like Newk’s Cafe and Mad Greens, or full-service favorites like Sierra, Snooze, Via Baci and Sushi-Rama. Retail stores in RidgeGate Commons and Lincoln Commons districts include big box retailers like Cabela’s and Target, as well as local merchants like Sprouts Farmers Market and Runners Roost. Monk & Mongoose Gourmet Coffee and Starbucks for your morning joe. And just beyond the RidgeGate community boundaries you’ll find premier shopping and dining in Park Meadows Retail Resort and throughout the city of Lone Tree. Douglas County Libraries Lone Tree Branch
Douglas County Libraries opened a brand new Lone Tree branch in RidgeGate in 2016. The 25,000 square foot contemporary building seamlessly connects you to the surroundings. A lovely covered porch invites you to expand your library experience outdoors, as you relax, read and enjoy the beautiful landscape. Inside, you’ll find much more than books, music and DVDs. Enjoy the multi-use community rooms, conference rooms, study areas, storytimes and hands-on activities for kiddos, and regular after-hours events like wine tastings, author talks and more.

Lone Tree Arts Center
The Lone Tree Arts Center presents its own productions as well as national and regional touring artists and companies, with year-round offerings diverse enough to capture audiences of all ages. The world-class center also offers award-winning sensory-friendly programming for those with special needs, making performing arts accessible to all, and it features a large gallery space for visual arts exhibitions. And, in the summer, the Arts Center features diverse musical performances on their open-air Terrace Theater stage. Facility rentals for groups large and small are also available.

Sky Ridge Light Rail ation
In summer 2019, three new light rail stations opened within RidgeGate’s boundaries, with 2.3 miles of additional track on RTD’s E, F and R lines. Sky Ridge Station, on the west side of I-25, is located immediately adjacent to Sky Ridge Medical Center, and is right across the street from the Charles Schwab corporate campus. The Lone Tree City Center station is located across I-25, and will eventually anchor the dense, mixed-use Lone Tree City Center district. The RidgeGate Parkway station marks the end of the line, with a 1,300 space parking structure.

Lone Tree Recreation Center
The Lone Tree Rec Center is a world-class, $17 million facility operated by South Suburban Parks and Recreation District. Pretty much every sport, gym and group class obsession you have is offered within the 54,000 square foot fitness center. Kids love the indoor aquatic center with slides, a lazy river and lap pool. Day camps and special events are scheduled throughout the year for children and families.

The Conference Center at RidgeGate
Conveniently located just 15 miles south of Denver in Lone Tree, Colorado, The Conference Center at RidgeGate is the area’s premier stand-alone specialty event & conference center. Offering 7 modern meeting rooms with capacities of 15 – 130 guests, as well as Half-Day and Full-Day rentals, The Conference Center at RidgeGate features unmatched flexibility, with modern architecture showcasing sweeping floor-to-ceiling views of Colorado’s natural beauty.

Sky Ridge Medical Center
One of our community’s healthiest assets is the Sky Ridge Medical Center, located on a 57-acre campus in the heart of RidgeGate. Here you’ll find state-of-the-art medical technology and care, including a Level II Trauma Center, and the region’s top healthcare professionals. A recent $107 million expansion provided 100 more beds, four additional operating rooms, a women’s health outpatient medical office building and a multi-level parking garage. The expansion also added around 300 new jobs to the RidgeGate community and the city of Lone Tree. And, Sky Ridge Medical Center anchors an extensive, world-class medical district in RidgeGate, with other medical facilities and offices right nearby including the renowned Colorado Center for Reproductive Medicine.

Schweiger Ranch
Schweiger Ranch is a restored homestead nestled on 38 acres that takes us back to when the pioneers settled here in the late 1800s. Today, Schweiger Ranch is protected as an historic landmark by Douglas County. The restoration of the ranch house and buildings is now complete, thanks to grants from the Colorado State Historic Fund, the City of Lone Tree, the Rampart Range Metropolitan District and Douglas County. The ranch is regularly open to the public for guided and self-guided tours on weekends, and features events like campfires and storytelling, live music performances, an annual Fall Festival, and an annual authentic Austrian Christmas event with Christkindl Market.

Future Lone Tree City Center
Lone Tree City Center is a 400-acre urban core of RidgeGate east (about the same size as the heart of downtown Denver), centered around a light rail station and transit-oriented development. This new ‘downtown’ for Lone Tree will be built on the east side of I-25, south of Lincoln Avenue, and north of RidgeGate Parkway. In addition to featuring civic and office buildings, the City Center will also offer two rail stations, a bicycle and walking network, shopping, restaurants, and urban-style residences. The population of this district is expected to reach approximately 5,000 residents. Upwards of 40,000 jobs will be the driver of the City Center as buildout and growth continue over the next several decades.

Two hotels currently serve the RidgeGate community: A Hampton Inn, conveniently situated within easy walking distance of Sky Ridge Light Rail Station, located at I-25 and Lincoln Avenue, and an extended-stay Marriott TownePlace Suites, located at Cabela Drive and RidgeGate Parkway, nestled into the RidgeGate bluff with access to the East-West Regional Trail. As the community expands to the east, more hotel options for leisure and business travelers are likely.

Bluffs Regional Park
The 253-acre Bluffs Regional Park, immediately adjacent to RidgeGate on the western border of our community, offers trails and overlooks with sweeping views of the Front Range, the Denver metro area and the prairie.

RidgeGate Trails
RidgeGate offers more than 1,000 acres of parks, trails, natural habitat and open space. So put on your trail shoes and explore the natural wonders. Your go-to moderate hike is the Willow Creek trail, which begins just behind Prairie Sky Park, next to the Rec Center. It takes you to the peak of the bluffs, so you can see the expanse of the front range to the south and the north, as well as the downtown Denver sky. If you want to get on your bicycle and go a bit longer, you can hook up with the East-West Regional Trail along the bluffs. Bluffs Regional Park also offers more trails and overlooks, and is immediately adjacent to RidgeGate on the western border of our community.

Playtime in the parks is fun and easy here. The 5-acre Belvedere Park offers a playground, canopy, shade trees, plaza and wifi. The 10-acre Prairie Sky Park, located to the west of the Lone Tree Rec Center, features a ball field. Lincoln Commons Park adds four additional acres of open space, with jogging and walking trails, and a pedestrian bridge from Commonwealth Street to the Lincoln Commons retail district. The new Promenade Park, between the Bellwether Place urban villas and the Rows at RidgeGate townhomes, completes the park corridor that runs from the top of the bluffs down to Lincoln Avenue’s Leaf pedestrian bridge, heading north to sidewalks and trails in north Lone Tree.

Lyric at RidgeGate
Lyric will take a poetic approach to Colorado living, creating approximately 1,900 homes, with Shea Homes as the master homebuilder. The community will be situated near the RTD RidgeGate Station, welcoming first residents in 2022.
The combination and collaboration of builders in Lyric will create a unique and diverse medley of designs that complement RidgeGate’s natural Urbanscape on the East Side. The community will include parks and open space as well as inclusive gathering spaces. Residents will enjoy easy access to nature trails, fitness and swimming facilities, local restaurants and light rail.

RidgeGate Village Center
The mixed-use Village Center is located in the heart of the east side of RidgeGate, where RidgeGate Parkway splits into separate one-way roads. This Center will provide vibrant commercial, retail, dining and civic amenities to serve local residents, as well as the neighboring Central Village, Southeast Villages and Lyric at RidgeGate. Village Center is accessible via car along RidgeGate Parkway, and is walkable from all of the estimated 8,000 residential units that will be built on the east side of RidgeGate.

Charles Schwab
The Charles Schwab campus opened in 2014, and is now home to more than 2,000 employees. In fact, Schwab is the largest private sector employer in Douglas County. The campus features 650,000 square feet of LEED-certified office space in three five-story buildings, plus a modern retail branch building. Amenities include an employee cafe and training center, and an outdoor events garden/amphitheater.
Why did Schwab choose RidgeGate for their new headquarters? Access to homes and transit played a key role. RidgeGate will has three light rail stations as part of RTD’s Southeast Light Rail extension project, making RidgeGate the most connected community in the Denver metro area.

LONE TREE REGIONAL PARK
The City of Lone Tree and South Suburban Parks and Recreation are working collaboratively to develop and refine plans for Lone Tree’s first regional park on the east side of RidgeGate. It’s located along Happy Canyon Creek near I-25 and RidgeGate Parkway.
The 80-acre regional amenity will be a destination park, creating a new central gathering place in north-central Douglas County. It will accommodate a diverse range of both passive and active recreational activities, with dedicated pathways and a festival terrace, along with multi-purpose athletic fields, courts, and more.
The concept for the Lone Tree Regional Park is still in development so the elements are subject to change. Residents are encouraged to participate in community meetings to stay involved as the plans for this signature public space are realized.
